Private residential projects developed by Hoi Hup include the District 15 development of Questa @ Dunman, which is close to The Continuum, Kovan Regency, Suites @ Cairnhill, Waterford Residence, Sophia Hills and The Whitley Residences, a freehold District 10 strata landed housing development comprising of 58 Semi-Detached houses and 3 Terraces houses.

Incepted in 1974, the Malaysian real estate developer of Sunway Developments is part of Sunway Group. Sunway Developments prides itself as a Master Community Developer, with their ambition to build sustainable communities starting with the transformation of Sunway City Kuala Lumpur from a depleted tin mining facility to a self-sustaining city. Since that success, Sunway Developments gained a reputation for developing sustainable and eco-friendly homes in master-planned communities.

Together, Hoi Hup Realty and Sunway Developments have developed a number of residential properties in Singapore. Their first joint venture was dated in 2007, when they jointly developed the DBSS project of City View @ Boon Keng.

DBSS, or termed Design, Build and Sell Scheme in full, were flats built by private developers. These flats were meant to cater to buyers with higher earning capability and as such had better finishing compared to typical flats. The private developers had greater autonomy in deciding on the size of the units, the layouts and the types of materials used in the apartments.

Building on the success of City View @ Boon Keng, they jointly bidded for projects together and went to complete other DBSS projects such as The Peak @ Toa Payoh and Lake Vista @ Yuan Ching.

After the DBSS was discontinued in 2011, the joint venture partners trained their sights on Executive Condominiums (ECs), a special class of housing between public housing and private condominiums. The ECs jointly developed by Hoi Hup Realty and Sunway Developments include Rivercove Residences, Hundred Palms Residences, Parc Central Residences and Parc Canberra,

Hoi Hup and Sunway Developments are currently marketing the 660-unit Ki Residences at Brookvale, a 999-leasehold condominium in Clementi, and Terra Hill, which is a freehold 270-unit condo in District 5.
